For thirty years, if you asked a Seagrove resident where the neighborhood "starts," they pointed to the same block: Cafe Thirty-A on the north side of the road, Seagrove Village Market Cafe a short walk east, the older beach walkovers threaded through the cottages behind them. That was the corner. Everything else was somewhere you drove to.
That corner still exists, and the food at both places is still what it has always been. What changed this spring and summer is that a second corner has quietly taken over as the busiest functional address in Seagrove, and it sits about a quarter mile east of the old one. If you have been away from home for a few weekends, this is the part of the neighborhood that will feel different when you come back.
The intersection that rearranged the week
The stretch of 30A between roughly the Cafe Thirty-A block and Greenway Station is now doing something Seagrove has never really had: a walkable, resident-scaled cluster that covers coffee, lunch, groceries-for-dinner, bikes, a hotel for your in-laws, a beach access with parking, and lifeguards, all inside a few hundred feet of pavement.
Within that pocket, in the last twelve months, three things have landed:
- The Seagrove Regional Beach Access at 3910 E. County Hwy. 30A, directly across the road from Cafe Thirty-A
- Beach Happy Cafe + Cocktails and the flagship 30A Store, opened July 1, 2026
- The final wave of Greenway Station tenants filling in around The Lodge 30A
None of these are individually surprising. Together they change how a Wednesday afternoon in Seagrove is spent.
Tower 21 and what the new access actually solves
Members of the Board of County Commissioners and the Beach Operations and Tourism departments celebrated the grand opening of Seagrove Regional Beach Access, the county's 10th RBA, located at 3910 E. County Hwy. 30A. The total cost of this project was $8.9 million, with $5 million covering the property acquisition. The project, which provides 100 feet of additional public beach, reached completion nearly nine years after the county originally purchased the property in 2017.
The design details matter to anyone who actually walks to the sand from a Seagrove address. The site offers 23 parking spaces with dedicated spots for standard vehicles, ADA accessibility, and bicycles. The new 1,011-square-foot restroom facility and an ADA accessible dune walkover with rinse showers ensure a comfortable transition from the salt water back to the car. The access connects directly to the multi-use path, making it a pit stop for anyone exploring 30A on two wheels.
The lifeguard piece is the quieter change. South Walton Fire District lifeguards are now officially operational at the site from a new tower, designated as Tower 21, staffed daily from 10 a.m. to 6 p.m. through Oct. 31. This new tower brings the district's total to 19 staffed towers across 26 miles of coastline, providing enhanced medical response and water supervision to an area historically known for high emergency call volumes. For residents who have watched the summer crowd swell year over year on the older neighborhood walkovers, a staffed tower at the busiest access is not a small thing.
One practical note buried in the funding line: construction was fully funded through the Tourism Department Tax, also known as bed-tax, a 5 percent tax collected on stays of six months or less in a short-term rental such as a hotel, condo, single-family home or campground. The people paying for the new bathhouse are the same people renting the cottage two doors down from yours.
Beach Happy, and why a July 1 ribbon-cutting matters
Directly across 30A from the new access, Greenway Station picked up its most public-facing tenant this month. Following a July 1 ribbon-cutting celebration, Beach Happy Cafe + Cocktails and the flagship 30A Store are now open in the heart of Seagrove. Open daily from 7 a.m. to 9 p.m., the location combines 30A apparel and coastal-inspired goods with Amavida coffee, handcrafted cocktails, curated wines, and food.
The 7 a.m. to 9 p.m. window is the interesting part. Seagrove has not had a single address you could stop at for coffee at seven, a glass of wine at seven-thirty in the evening, and a gift for a houseguest in between. Throughout July, Beach Happy Cafe + Cocktails is offering Happy Hour daily from 11 a.m. to 6 p.m. Guests can enjoy $5 premium well drinks, mimosas, and Bloody Marys. That is a resident price point, not a boardwalk price point.
Greenway Station has finished becoming itself
Greenway Station has been under some form of construction or lease-up for years. This is the first summer where the tenant mix reads as complete. The Lodge 30A is a 5-acre development in Seagrove Beach featuring an 85-room boutique lodge and over 30,000 square feet of new retail, restaurant, and office space. The current lineup around it, per the property's own directory, includes The Lodge 30A, Latitude 25º, Free People, Amor Boutique, Naples Soap Company, Southern Tide, Ghost Crab Pizza & Kitchen, YOLO Board & Bike, The Salty Butcher, Linen & Sand, Local Cantina, Turbo Coffee, Pecan Jacks, Jonah Allen Gallery, Coast Hippie, and Canopy Road Cafe.
A few of these are worth reading as more than storefronts:
The Salty Butcher. Aubrey Craig, known from Driftwood Wine and Spirits in Watercolor, and partners Harrison Holditch of Distillery 98 and Chef Stephen Bucalo of Macho Taco Cantina found inspiration in the little sandwich shops in Italy and France where you walk up to the counter, talk to your butcher, and leave with high-quality cheese, meat, and bread for a delicious lunch. The stated goal, per Holditch, is to be able to build an entire meal from the store, with fresh produce, pasta, sauces, spices, and everything you need to prepare a quick steak dinner. That is a specific gap in Seagrove being filled by a specific team with three known local kitchens behind them.
Turbo Coffee. Founded in 2015 in Florence, AL, Turbo Coffee serves fresh, healthy foods including smoothies and acai bowls alongside pastries. Greenway Station is the fourth store and the first outside of Alabama. The morning walk-up option Seagrove has been missing.
Jonah Allen Gallery. Jonah Allen's studio has museum-level vibes, with soft music, cool air conditioning, and images that place you right in the waters of 30A. His large-scale environmental photography can be seen on walls all over 30A, including The Lodge 30A, and his gallery space in Greenway Station is now open.
YOLO Board + Bike. There is a YOLO store in Greenway Station where you can rent bikes and boards, and the 30A Trailhead in Seagrove Beach sits behind YOLO Board and Bike, serving as a gateway to the Eastern Lake Trails in Point Washington State Forest. The trailhead behind the shop is the piece a lot of visitors miss and residents underuse.
The east end is still the east end
The rearrangement does not erase Seagrove's older anchors, and it should not. Cafe Thirty-A has been on 30A since it was one of the first restaurants to line the road, and its Tuesday and Thursday martini specials remain a fixture. Seagrove Village Market Cafe has been part of the community since 1949, serving its grouper sandwich to beachgoers for decades. Old Florida Fish House still sits over Eastern Lake with two stages of live music, Surfing Deer still runs its coastal menu, and Goatfeathers still handles fresh Gulf seafood the way it has for years.
What the summer of 2026 does is give residents a real choice between two ends of the same walkable stretch, instead of one busy block and a lot of driving.
A short July worth knowing

- Greenway Station 30A Farmers Market, a recurring Seagrove event that anchors the property's shared spaces on market weekends.
- Tower 21 lifeguard coverage at the new access, 10 a.m. to 6 p.m. daily through October 31.
Two of those four did not exist twelve months ago.
What the summer is really telling Seagrove homeowners
The story a lot of 30A blogs will write this summer is a variation on "Seagrove is a hidden gem between Seaside and Watersound." That has been the story for twenty years. The more useful version, if you already own a cottage or a condo here, is that the neighborhood is becoming legibly walkable in a way it was not before.
You now have a north-of-30A block that handles morning coffee, lunch, a butcher, a hotel, bikes, and a gallery, and a south-of-30A gate that handles beach parking, restrooms, showers, ADA access, and a lifeguard. The two sit across the road from each other, connected by the multi-use path. That is the kind of pedestrian pairing that changes what a family visit looks like, what an off-season Tuesday looks like, and, over time, what buyers who tour the eastern end of 30A notice first.
